Tucked in amongst Calgary’s northwest hills, brimming with prairie grasslands and high-plains formations, are the adjacent communities of Edgemont and Hawkwood.

“Both Edgemont and Hawkwood are popular communities that are relatively close to downtown,” says, a REALTOR® . “Both have been consistent with sales and are similar to other nearby communities for sales activity.”

Established in the 1970s, with development spanning close to two decades and spreading from south to north, both communities offer diversity in housing.

“Edgemont was known as the estate community at the beginning of the oil economy, with some of the highest (price) points in the city close to Nose Hill Park,” . “Here there are many good-square-footage homes with great views, but there is also diversity, with affordable homes as well.”

He says that both communities have some multi-family offerings, but they are rare. “There is a good range of starter homes up to estate level living though.”

Pricing in both areas is reasonable. Single-family homes start in the mid-$300,000s, a statistic that is attracting investors looking for homes to renovate and flip or convert into rental properties.

However, with some homes priced well over $1.3 million, many families choose to stay put in the area long-term – sometimes for multiple generations.

“It’s definitely becoming a trend for the younger generation to buy their parents’ homes,” .

Average sale prices in the two communities vary. May is the month that Cameron says often gives the best view of the overall price picture, and in May 2019, the average sale price hovered at $486,162 in Hawkwood and $635,262 in Edgemont.

With elevations of close to 1,245 metres at its highest point, Edgemont provides some of the best downtown and mountain views in Calgary.

Top Attractions

Nose Hill Park, an 11-km2 nature preserve, borders Edgemont to the east, offering a respite from the hustle and bustle of the city. It also provides a peek into the past, with its glacial formations, ancient stone circles and rock deposits.
Both communities sport phenomenal accessibility, thanks to nearby thoroughfares like Country Hills Boulevard, Sarcee Trail, John Laurie Boulevard and Shaganappi Trail.
